Much of the calendar is the waterfront and estate homes of Las Olas, Rio Vista, and Harbor Beach; the rest is the older Victoria Park and Sailboat Bend houses with their narrow staircases, the gated communities out in Weston and Coral Springs, and the family homes across Plantation, Davie, and Pembroke Pines.

Whatever comes apart, the dining table, the bed frames, the heavy case goods, gets broken down at the old house and put back together at the new. Floor protection runs through every room because a gouge in terrazzo or original oak does not buff out, and a grand piano goes to Victor and the specialist crew rather than the general line.
Tight stairs and HOA paperwork
A narrow Victoria Park staircase is exactly where a cut-rate crew either pads the bill or scuffs the plaster. We chart the climb first, cushion every turn and the railing, and bring the armoire or the sofa through without a mark. Out west, the gated communities want their own HOA insurance certificate on file before the gate opens.
Heat, humidity, and hurricane season
South Florida humidity is hard on wood and harder on a piano, so we wrap to keep moisture off and time the load-out around the afternoon storms. If a closing or a hurricane warning slips the schedule, we shift the window rather than rush a loaded truck through the rain.
